Lorong Chuan

 

The Lorong Chuan precinct is well located at a 5 - 10 minutes walk / cycle from Lorong Chuan MRT station, just a train stop away from Bishan and Serangoon interchanges.  There will also be new parks, amenities and pedestrian linkages to serve the larger Lorong Chuan community.

 

The Circle Line or commonly known as the Yellow MRT Line is considerably the most strategic line because there are not 1 or 2 but 12 MRT interchanges along this line.  Most if not all investors and home owners prefer to stay near the Circle Line for its convenience to commute.

 

Kingsford and MCC Land added that they intend to redevelop Chuan Park into a " new-concept residential development amidst the charming, mature heartlands of District 19.  A new development holds the potential to be furnished with 900 to 919 residential units - more than twice the number of its current units.  It currently has 444 residential units and 2 strata commercial units.

 

Kingsford and MCC Land in a joint statement on May 20, 2023 said: "We are excited that the sale order has bee granted for the collective sale of Chuan Park, likely one of the biggest collective sale transactions in the Outside Central Region "OCR" in recent years ."

 

The collective sale of Chuan Park is the largest since Tulip Garden on Farrier Road (now the 638-unit Leedon Green), which was sold to a joint venture between MCL Land and Yanlord Land for $906.9 million in April 2018.

 

Chuan Park is next to the Lorong Chuan MRT station and the amenities around the established private housing estate of Serangoon Gardens in prime District 19.  It is in the vicinity of several schools like the Australian International School, St. Gabriel's Primary School and Nanyang Junior College.

 

In my immediate next series, I would further deploy charts, study trends and patterns of some nearby resale condo and those around Lorong Chuan MRT to showcase if a mega land residential development such like The Chuan Park which is a stone throw away to a MRT station and has multiple unit type (various unit mix) is nothing falls short to a great investment.
